As of July 1, 2025, Iowa law has new rules regarding home inspections in the state. Inspections may only be performed by members of a national home inspectors association, inspectors who are licensed in other states, licensed architects, or professional engineers.

- Inspections may also be performed by home inspectors who are licensed in other states, licensed architects, or professional engineers.
- Clients may continue to engage qualified trade professionals (e.g., plumbing, electrical, HVAC) for limited-scope inspections as needed.

Iowa's Home Inspection Accountability Law -- Effective July 1, 2025
Iowa's new Home Inspection Accountability Act (SF460) establishes comprehensive regulations for home inspections.
Under this legislation, only licensed architects, professional engineers, or members of a national home inspectors association may issue home inspection reports.
Additionally, home inspectors licensed or registered in other states may perform home inspections in Iowa.
This new law prohibits home inspectors from:
- performing repairs on properties they have inspected within the past 12 months (excluding radon or pest remediation)
- inspecting properties in which they have a financial interest, unless disclosed in writing to the buyer
- offering or accepting referral fees or kickbacks related to inspections
Iowa law also outlines what must be in a home inspection report, and requires inspectors to maintain errors and omissions insurance coverage.
